Houses, lots, CAS not loading?

Sometimes, when I get certain custom houses, the game doesn't load anything. I don't know what it is, but I have to delete all my CC when it happens.

It's probably something in the lot you downloaded, most likely something that requires an EP. I know you've stated you don't have any of them, so you'll need to pay extra attention to the EP requirements for a house.

...provided the creator is kind enough to list them. Meh.
