Is there a way to increase the size of a residential lot if there is already a house on it?

the answer is maybe - what eps do you have?

if you have no eps, university, nightlife, or open for business - then yes!

if you have Pets or Seasons, NO!!

if yes then you may want to try the lot expander at MTS2 - it is buggy, weird, unreliable, and nearly impossible to understand, but it works for some people

Use at your own risk, though.  I personally wouldn't use it, not to mention if you for any reason make a lot too big the game could throw a hazardous fit.  Caution I say.
