I made a few houses i would like the keep and use again in multiple neighborhood. How can export it without the family inside, but keeping the furniture? I don't want to move the sims out the original lots, cause i'm still playing with them in the original neighborhood.

If you use Clean Installer, you can package the lot with the sim in it, then when you extract it, tell it not to extract the sims.

ok how does that work? I'm assuming browsing to the lot folder in the right neighborhood folder. Then what?

Package the lot in game. Exit the game and go to PackagedLots folder in your 'The Sims 2' folder (C:\Documents and Settings\.......\My Documents\EA Games\The Sims 2\PackagedLots). Open with Clean Installer and uncheck the Sims. Then install.
