Is there anyway you can have the beach at a residential lot in a neighborhood?

I think yes, if you have a neighborhood with plots at the sea, like Bluewater Village for example. But you can also use custom hoods, I think there have been made several for that very purpose.

But I have never tried it myself, so I can't say with certainty if you can have a beach on a residential lot. But I guess you can always create a community lot and then change it with the changelotzoning cheat.

as long as you have Bon Voyage & a terrain that beach lot templates work on, then of course you can have residential or community beach lots in a neighborhood.

Beach lot templates are different from regular lot templates and are located in a separate section under neighborhood build mode/empty lot templates. If a house is not built on a beach lot template, then it will never have a beach that works.

Some terrains that beach lots work on will have a slope down to the beach area that is very steep, some not so steep and some (like all of mine) are totally flat from the road to the beach.

All beach houses are not the same because of the difference in slopes. as an example - A beach house that is built on a very steep sloped terrain, will not work on a flat beach terrain.

If you like your current neighborhood but can't have real beach lots then I'd suggest making a custom 'shopping district' subhood with a terrain that can fit beach lot templates.
