This is a remake of a lot I submitted on here just after Nightlife came out.  The original lot was 3x3 which left very little room at the rear to add things like a pool etc.
I have changed the lot size to 3x4 and have put in a pool and greenhouse.  The house itself is basically unchanged except for doors added to access the garages from inside the house.
It remains unfurnished although I have included some pictures to give you some ideas for placement.
Do not place this lot near water or on low land as the basement level will be flooded :-P
 
Thanks to Mootilda at MTS2 for the lot expander program which was used to change the lot size.

Hi again, this is my second upload in as many days to celebrate the England team winning at both Football and Rugby :happy8:
I thought an appropriate type of English home would be good so here is a slightly modernised bungalow based on a Tudor coach house (well a small one).
In case your wondering, I did not forget to finish the wall. The Eastern side collapsed owing to land subsidence caused by the pond and the front was knocked down by a truck!

Hi everyone, this is my first upload for ages. I based it on the H & M clothing company but the design is similar to a Next store which is close to me.
I noticed that Fizzbin has also posted a similar community lot so I do apologise. I do think there are enough significant differences to have both in your game though :angel: .
Apart from selling clothes, I have also incorporated a salon and on the first floor, a fashion catwalk.

I found this house in a folder on my pc which I had built last year for my daughters themed neighbourhood. I thought I may as well upload it as someone may like it. I think it has basic furnishings and no CC.

Cost: no idea, probably cheaper than the equivelent in England though Tongue
 
I have also uploaded some pics of my new project which is what I can afford to buy after my success with the car lot :clapp: At the moment it cost's over 800,000 to buy and a file size exceeding 44Mb! Taking out a lot of the CC I can get it down to 11Mb in rar form but it's still too big.

Here is a fun way to start your own business in OFB in the new/used car market. Starting off with just a few Maxis cars, your business will soon grow if you employ the right staff and you will soon be looking for bigger premises and a car dealership. Everything you need to get started is included in this download apart from the cars and the open/close business sign.
In the portacabin is your office with fridge and microwave in case you get hungry. Next door is the toilet and shower room and you also have a garage which could hold another vehicle.

Hint: If you have never owned a car business before here are some tips;
 
1) After you purchase the lot you will need to buy some cars. The car icon is greyed out until you click on Business mode tools.
2) Select Wholesale mode toggle and the cars are then available.
3) Use Moveobjects on to place the cars on your lot.
4) When a car is sold it is replaced by one of the same if you have a member of staff on Restock.
5) I would suggest the following staff for a lot of this size;
Salespersons: 2 or 3
Cashier: 1
Restocker: 1
This means you can rotate their breaks. You could of course also do one of the jobs yourself instead of playing SSX on the pc :lol:

Here is a house I built back in 2004. It has been on my Dutch site but they seem to be having problems at the moment so all downloads are unavailable. I may post most/all of my houses from there on Insimenator so as to give something back for the marvellous creations available here especially Inteen :lol: and not forgetting the lovely Kathy :grin:
You only need the original Sims 2 (not sure when UNI came out).
It has an underground garage which does not function as this was pre Nightlife. I may try to update it in the near future to see if I can convert it. Other features include one of the first modular staircases ever built and partially furnished.
 
Bedrooms: 2 but could be made into around 8.
Bathrooms: 4 I think.
Lot: 3x5
Cost: 262,067....thank god for motherlode!
EP's: None (maybe UNI)?

This is my first upload for about a year as I have been away so nothing too fancy to begin with. I do prefer 1 level homes as it is easier to keep an eye on everything that is happening so here is another one.

Hi everyone

Here is a haunted house for Halloween (truly haunted!) I wanted to do so much more to this like an adjoining tunnel from the house to the mausoleum and spooky music playing but my copy of Fifa football manager arrived  :lol:

Here is another house upload from my daughters themed neighbourhood. This one is placed near the coast and has appropriate colouring/vegetation etc
 
Unfurnished and basic decor it contains;

Garage and downstairs entrance/utility room
 
It is on a 2x2 lot and costs 42,472

This is my last upload for a bit as I must do some work Tongue
I based this on my aunts bungalow and rock gardens although her place was much bigger. She loved gardening and if you decide to download this I would suggest you get the once a day gardener hack Cheesy
It is fully decorated and furnished (unusual for me) and comes with the old truck just in case you start your own gardener business :shock:
All boring Maxis content and no hacks.

There is some bleeding of leaves through the walls but nothing drastic.

Here is a townhouse built using the same techniques as in my tutorial.  I build my houses with the facilities you normally get when buying a new house in England i.e. just fitted bathrooms and kitchen.  The decor is basic although I do some landscaping outside.  I must confess that I hate interior design with the bog standard Maxis objects so the above is a good reason for omitting any  :wink: In fact the first thing I would do is redesign the whole interior using custom content.

The house itself is on a 2x3 plot, cost's £67,719 and contains the following;

Bedrooms:  2 double size (could be made into 4)
Bathrooms: 3
Garage:      2 (cars not included)

Only Maxis content (boring) and no hacks.

The ground floor is open plan so do with it what you will.  I added a small pool just to fill in some space to the side of the house.
Any comments good or bad are appreciated and let me know if you would like to see any more of my work.

I have always wondered why I could never find a sim of Maria Sharapova.  After 6+ hours I now know why.  The more pretty someone is in a natural way....the harder to sim imo.  After looking at countless shots of Maria, I found that she hardly ever wore make-up which does not help because make-up can transform a sim considerably. She also has quite a round face and small eyebrow to hairline gap which is pretty difficult to do without stretching the neck.....anyway I apologise to Maria if she reads this, but I did try...lol

Hi everyone

My copy of Nightlife arrived today.  I saw on MTS2 that some people were having problems placing a garage so my advice would be to place the drive first before building your house.  I have attached a few screenshots to show you the garage position on a 2x2 lot.
