Sims 2 Community Downloads / Residential / Simple Contemporary

Hi all, yet another one of my houses! (I'm in the process of building up a cookie-cutter type suburban neighborhood with small-mid size houses, and I've been busy building! I don't think I've even opened CAS or a family in a week, haha!)
The Low-Down: Mid-size 1-level house 3x5 lot 40,559 simoleons Master Suite w/closets and Bathroom 2 Bedrooms with closets Bathroom Kitchen Dining Living 2 car garage
Porch out front, patio out back off living room
As always, I package my houses with No Custom Content. However, I do own every expansion pack, and no stuff packs. I know for a fact you will need nightlife for the garages, but I've lost track of what other items/paints/doors/etc. came with the base game and with an expansion long ago, so use caution.
I really appreciate the feedback on these houses, my next house is going to be an actual model I've designed and built in an architecture course I took in high school, so I should be getting on that shortly! Happy simming!

Sims 2 Community Downloads / Residential / Blue And A Bonus Room!

I'm on a roll, and here's another house I finished!
The Details: 4x3 Lot 62,514 Simoleons 2 Car Garage Moderate Sized Fenced-In Yard Covered Entryway Large Open Living/Kitchen area Seperate Dining Room Master Suite with Bathroom and Walk In Closet 2 Bedrooms and 1 bathroom upstairs Sunken Bonus Room above Garage!
I really just wanted an excuse to use the term "bonus room," haha. :tongue8: You can use this room as a game room, tv room, extra bedroom, office, library, whatever your heart desires!
The house is ideally placed on a corner lot, and has no custom content! You will need nightlife, and I have up to Pets installed and no stuff packs, so University and Pets are probably a good idea.
Enjoy and happy simming!

Sims 2 Community Downloads / Residential / Simple Suburbia

Hi all! I haven't uploaded anything in quite some time, college and work take up so much of my time, but I have been simming over winter break, and I wanted to share a house I built, inspired by some of the homes I've seen in my grandparents' neighborhood in central Florida. Ideal for a small family, or young couple.
Details: Medium-Sized One Story Home Unfurnished 39,655 simoleons 3x5 lot Decent sized backyard for a pool perhaps?:toothy8: 2 car garage Master Bedroom/Master Bath 2 Bedrooms 1 Bath Dining Room Living Room Kitchen Basement (Not too common in Florida homes, but I like basements :smt120: )
NO CUSTOM CONTENT, based on the simple fact that there is too much good stuff out there and I couldn't possibly list and link everything I use in my houses, but you will need Nightlife for the driveways. (Let me know if there are any other problems, because I have up to Pets installed but I don't think I used any content from University or Pets.)
Enjoy and happy simming!

This is currently one of my favorite houses in game! It's a large contemporary design for the wealthier sims out there. Many possibilities! It comes slightly furnished (lights, fireplace, kitchen and bathrooms furnished.)
Note: for best results, place on a hillside in your neighborhood, or you'll get some weird terrain in your neighborhood. See the picture to know what I'm talking about.
Features: 6x6 lot 183,806 price tag requires University, Nightlife, and Open For Business
Basement: 3 car garage ample space to create extra bedrooms or play rooms, whatever you may have in mind! access to the pool
First Floor: Large Kitchen with island Huge living space with fireplace TV room Dining room large entry way 3 "spare" rooms, could be turned into bedrooms or otherwise large bathroom (no shower) Porch off of kitchen/dining room
Second Floor: 2 bedrooms 1 full bathroom Master suite with seperate bathroom/shower rooms.
Outdoors: some light landscaping privacy fence all outdoor lights included swimming pool 2 hot tubs plenty of patio space for entertaining
please enjoy, do not re-upload anywhere! (unless you've modified/furnished in some awesome way, but even then link back here and only post on free sites!)
Thanks for downloading!

Sims 2 Community Downloads / Residential / Older Suburban Home
|

Hey everyone, I found another lot I want to upload.
Titled "Older Suburban Home," it is just that, an older suburban home based off a common design where I live. The house comes unfurnished, on a small lot, and is designed for fast game play (hence it being so small and simple.)
Price: 45,023
Features: No Custom Content Nightlife required *Pretty sure* it doesn't require OFB or University Small Lot (2x4) 1 car garage, but long driveway for parking more cars Full size basement Small yard (big enough for a pool )
1st floor: Large Living Room Kitchen Dining Room "spare" room (ideal for hobbies or extra bedroom) Front and Rear Porch Half bathroom
2nd floor: 2 bedrooms 1 full bathroom Master bedroom with attached full bathroom
This is a much simpler design than my previous upload, but it is a great family home!
Let me know what you think!

Hello all! I've found loads of awesome files to download in this forum, and I don't want to be a leecher so I'm going to be courteous and contribute something. Since I'm no whiz at skinning, I'm going to contribute one of my favorite lots. I figure those years of architecture classes in high school have got to do SOME good sooner or later, hahaha. The file I'm putting up is the red house pictured. The wood siding is just with a landscaped yard and partial furniture, so you can see what kind of possibilities you have when you use my lot. Features: 60x40 lot 55,034 price tag 2 car garage 3 bedrooms 2.5 bathrooms Walk-out basement Balconies for every bedroom Front/Rear porches Split-level design No custom content, but you will need OFB and Nightlife expansions. Not sure if I used any University content, but try at your own risk. Although it is not my first lot, it is my first contribution to this forum, so let me know what you think! Any input is appreciated! This is the first lot I will upload, but I love building in this game so there will be more to come, I promise. Hope you all enjoy, Happy Simming!!

Simmers' Paradise / Content Creation & Recoloring Help / Call me stupid...

I've been looking in this forum and on MTS2. Maybe I haven't looked hard enough, or just didn't find it, or it's not possible. But, is there a way to split a full-body skin into a top and bottom? IE if I want to use the jeans from a skin, but the jeans are only on a full-body skin, and I want them available to mix and match with different tops.
If someone can even point me in the right direction, I'd appreciate it alot!:B
