TS2 No CC Boarding House?

Hi, guys. I was just wondering if somebody could please make a boarding house for the Sims 2. I usually make massive familes (usually no babies/toddlers, though) and suck at building houses. If anyone could attempt making a boarding house that would be fabulous. It also be nice if it were a bit grungy,worn, and somewhat poor. Here's a list of the TS2 games I've got:
-Double Deluxe
-Sims 2 University
-Sims 2 Open For Business
-Sims 2 Pets
-Sims 2 Seasons
-Sims 2 Bon Voyage
-Sims 2 Freetime
-Sims 2 Apartment Life
As for stuff packs: Sims 2 Teen Style Sruff, Sims 2 Ikea Home Stuff, and Sims 2 Mansion and Garden Stuff. Thank you for any responses and help, it is greatly appricated. Please don't use CC of any kind, because it makes my game horribly broken. Thanks again. :Hammie:
