This is a small house with a big attitude. The groundfloor offers an open living room/dining room floorplan with a roomy kitchen and a half bath. The dining room opens onto a covered verandah that is just the right size for a hottub, a card table or a semi-outdoor sitting area. It has a grand little entry foyer with a high ceiling that extends to the top of the floor above.

There is a swimming pool and a table and chairs with a parasol (included) for those outdoor parties your Sims like to throw, since they never have to worry about the weather.

Upstairs, there is a large bathroom, an open area that could be used as an office/study area, and two bedrooms. The smaller of the bedrooms opens onto the deck that is above the verandah.

I hope your Sims enjoy this house, and I hope you enjoy playing it.

Specs:

2 bedrooms
1.5 bathrooms
Kitchen
Open Living Room/Dining Room
Enclosed verandah
Swimming pool
Covered single car port
Landcaped lot

Lot size: 3x3
Price partially furnished: 58K (bathrooms and outdoor furniture only)

NL-UNI-OFB Required
CEP by Numenor also required

Custom Content:

This house comes partially furnished with some wonderful custom content. I would like to thank especially Birgit at !Birgit43 for Sims for giving me her permission to include her items in my upload, and SimGedöhns for allowing their SONO outdoorset and walls and windows to be included as well.  I love everything I've seen at both of these websites and I would encourage you to spend some time looking around there too.

Other custom content, also with much thanks to the respective creators:

Ailias at MTS2: Grey Edge Smoother, Modern Round Wall Lights
11dots: Laurana Interior Fence (will need mesh-click on Build then scroll down to the Laurana Interior Fence download)
California Palm Trees by Franky at GSC2 (nice job, Franky!)
Cherry wood floor by Amber1981 (you should click here and download all of these--they look great! Nice job, Amber!)
3 Floor tiles by Howard Peters at GSC2 (love these, Howard!)
2 Floor tiles by Rensim
Gravel ground cover and white tile wall by me

Custom Content in screenshots not included in the upload can be found at http://www.reflexsims.de and http://www.pimp-my-sims.com

wow... what could I say other than what these wonderful shots havent already?
The mixed feelings this house oozes definitely offers the best from the last 5 or 6 past decades, where a solid, yet decidedly steady evolution in housing construction gracefully merged with the pleasant environment.  I'm speecheless, one of your best yet, I dare to say.
Fabulous work, baby! It's a work of art!:)

Ya know, everytime I start thinking about trying to design a house for uploading here, I see one of these and think, I don't wanna get laughed at. Absolutely stunning work again, dear. Smiley

You should do it. No one laughs at anyone on InSim - that's one of the things that makes this the best Sims 2 forum on the internet - by a mile!!
